Booking: The period and the exact number of people, including children and any animals where permitted, must be indicated in the booking request. Stays in the apartment can be made for a minimum period of one week. The reservation is considered valid only upon receipt of the deposit (equal to 1/3 of the rental amount). The payment methods and the balance can be found in the Payments section.
Payment: The balance must be paid before entering the apartment (upon delivery of the keys at our offices) together with the mandatory final cleaning costs in the event that they are not made by the customer and the Security Deposit of € 200.00.
The tenant acknowledges that the deposit paid to AGENZIA DANILO has the nature of a Confirmatory deposit pursuant to. art. 1385 of the Italian Civil Code In accordance with art. 1341 and 1342 of the Italian Civil Code
Security deposit of € 200.00: It must be paid in cash upon arrival and will be returned as of right if no damage is caused in the apartment; otherwise, the deposit will be retained as a compensation penalty and if the amount of damage exceeds that of the security deposit, this difference must also be paid to the agency. Those who decide to leave outside office hours will receive the deposit by bank transfer net of expenses.
Penalty: In the event of damage by the tenant to the property and / or furnishings, the damage must be compulsorily compensated, as required by law. The tenant guarantees for all persons who rent the accommodation with him.
Arrivals and departures: The entrance is scheduled from 16.00 to 18.30 on the first day of stay. The exit no later than 10.00 on the last day. All arriving guests are required to hand over their identity documents for check-in operations
We rent only to adults: Minors are admitted only if accompanied by their parents or by adults with written and signed proxy with a copy of the identity document of their parents.
Intended use: The parties acknowledge that this lease is excluded by the regulation 392/78 art.26 letter A and subsequent amendments both as regards the duration and the rent and other correlative rules as it is expressly and exclusively aimed at satisfying the tenant's housing needs for tourism purposes with exclusion of use for study and work reasons. The lessee, under penalty of termination, therefore declares that the property will be used as a second home or holiday home, having in another municipality the property where he actually resides and has his domicile. The change of destination by the tenant of the second home or holiday home in his habitual residence will constitute a serious and culpable non-fulfillment such as to cause the immediate termination of the contract due to fact or through the fault of the tenant himself.
Compliance: The lessee acknowledges: to have examined the premises - to have received a telephone description of having found them suitable for use, in a good state of maintenance and in any case free from defects that could compromise the success of this contract, for which he undertakes to deliver them, at the end of the lease, in the same conditions in which they were given, committing themselves to careful cleaning and maintenance of the same. The tenant, after having examined the furnishings and related furnishings, undertakes to immediately notify any damage or extraordinary events to the leased property and to take the utmost care of what is entrusted to him. In the event of a performance failure, the tenant is also obliged to act cooperatively to resolve the issue, to allow the landlord or his representative to access the accommodation and to limit the damage as little as possible.
Sublease: Sublease, loan or transfer to third parties in any form is prohibited.
Bed limit: The number of beds indicated in this contract must be strictly respected. Any breach will lead to the immediate termination of the contract.
Right of control: The agency reserves the right to inspect the property when and if it deems it necessary.
Jurisdiction: For any dispute, exclusive reference will be made to the Judge of the place where this is signed, according to the jurisdiction by value.
Damage due to failure to vacate the property: If the property is not vacated within the terms established by the contract, € 200.00 will be required for each additional day of occupation. In the event that the next Tenant withdraws from the contract as a result of this inconvenience, double the deposit paid by the same will be required. The processing of data is authorized, pursuant to law 675/96 and subsequent amendments, for each one cessation relating to the use and dissemination of the same, both in paper and electronic versions.
Apartments: All buildings are equipped with bathroom with cold and hot water, furniture, terrestrial TV socket.
Household linen equipment: Our apartments are equipped with blankets, mattress covers, bedspreads and pillow covers, as regards sheets and towels they must be brought from home or requested for hire at the time of booking. There is never kitchen linen.
Beach: Umbrella reservations are to be agreed directly with the bathing establishments of your choice or recommended by us. The free beach is available nearby.
EXTRA COSTS ON REQUEST:
Bed linen: € 7 per person per change.
Bathroom linen (set of 3 towels: € 7 per person per change)
TOURIST TAX (to be paid locally):
€ 0.30 per person for each overnight stay up to a maximum of 14 consecutive nights.
Children under the age of 12 are excluded from payment.
Basic and final cleaning: Final cleaning by the tenant is mandatory upon return of the accommodation on the day of departure. This involves the tidying up of the house and its perfect cleaning (including the removal of any food remains, the cleaning of cutlery, kitchen utensils, waste disposal, etc.).
- This final cleaning must be done by the tenant, if it is not done correctly a penalty equal to the cost of the additional final cleaning service will be applied.
- The final cleaning service can be requested by the tenant at check-in with payment of the relative cost.
Condominium regulation: The tenant declares to accept the condominium regulation and in the absence of the same to comply with the rules of good civil living. Noises that disturb the rest of the guests are strictly forbidden from 1pm to 3pm and from midnight to 8am. It is therefore forbidden, during these hours, to use radios, TVs or similar at high volumes, gatherings or noisy meetings. Failure to observe this point may result in the removal of the offender.
